Role of the Intermediary
An
intermediary is an entity that is able to convert a sale of one
property and the acquisition of another into an exchange that meets
the Section 1031 guidelines. Although some investors still try to
do simultaneous exchanges that do not require intermediaries, these
transactions are much more difficult to implement and greatly restrict
the choices of potential replacement properties. Using the intermediary
method makes the entire exchange process very easy.
